Environmental Transaction Screen
ANCO offers several levels of environmental assessments. The first package presents a review of the subject property, presentation of specific site data, regulatory file check, interview with the owner/operator, and the ASTM Transaction Screen Questionaire.

This package meets the due diligence and appropriate inquiry requirements of ASTM E1528 and qualifies for the innocent landowner defense. Areas of concern (AOCs) are presented and discussed in this format. The transaction screen is a relatively simple, inexpensive way to assess environmental liablities which may be attached to the subject property.

  • Researching results of the Regulatory File Check, including spill case reviews.
  • Geophysical profilings and soundings to look for hidden tanks and structures below ground.
  • Remedial Action - tank removal, replacement, leaking tank clean-up.




  • Phase I Environmental Audit
    The Phase I Environmental Audit builds on the E1528 Transaction Screen and provides a complete evaluation of past and present activities on and in the general vicinity of the subject property. Through this process, ANCO is able to more thoroughly identify and evaluate potential environmental concerns, including those on adjacent lands, that could adversely impact the environmental quality of the subject property.

    ANCO's Phase I Environmental Audit includes a thorough historic property use review, an environmental risk inventory within one mile of subject property, a thorough inspection of the property, and a review of the current or immediate past operation. The current operation review includes an evaluation of waste disposal practices and an inventory of hazardous materials.

    This Phase I audit is a rigorous investigation of the site's uses and is the clearest measure of environmental liability.



    Phase II Environmental Audit
    Where the Phase I Environmental Audit reveals areas of environmental concern on the subject property needing further investigation or remediation, ANCO is staffed to immediately proceed to a Phase II Audit. Phase II includes sampling activities, laboratory analysis, potential contaminant migration investigation for pathway and potential ecological receptor identification, and mapping of contamination plumes.

    In addition to our consulting expertise, ANCO has a full-service remediation staff and a wide variety of specialized equipment. This gives ANCO the unique ability to move directly and efficiently from Phase I to Phase II audits, recommendations, and remedied engineering then implementation.

    The Phase II audit is augmented with our Geoprobe Model 54LT, 54MT and Macro-Core MC5 Soil Sampler. ANCO utilizes the MC-5 macro coring system using D-22 acrylic samplers. Soil is collected in clear plastic tubes enabling continuous investigation of subsurface soil layers and groundwater. Use of these tools minimizes surface and subsurface disturbance.

    ANCO's experience ranges from site assessments for multi-hundred acre industrial sites to assessments for the house next door.



    Services

    Vapor Intrusion

    Indoor Air Quality Surveys and Evaluation performed by certified microbial and environmental scientists. Testing for volatile organic compounds, bacteria, fungi, dander, pollen, radon, asbestos and other various materials and/or allergens efficiently performed simultaneously.

    Design and implementation of vapor intrusion receptor evaluation plans then corrective measure engineering, including design and installation of sub slab vapor suppression system design and installation. Sub slab soil gas surveys.


    Geoprobe®, Drill Rigs and Subsurface Investigation Services

    Geoprobe® is used as an environmental risk determination tool as part of a Phase II audit. Soil is collected in clear plastic tubes enabling continuous investigation of subsurface soil layers and groundwater. Used to investigate and delineate potentially contaminated sites with minimal surface and subsurface disturbance.

    In 2005 ANCO added Geoprobe® to our site investigation services with the acquisition of a Geoprobe® 54LT self-propelled tracked drill rig. This 35-inch wide, 7-foot tall, 1-ton machine uniquely collects 4-foot long soil cores to depths over 20-feet through 2.5-inch diameter bore holes. ANCO also owns a 54 MT portable rig that quick connects to an excavator, enabling deep sample collection from an open excavation. Both probes use 4' long macro core tooling.

    The macro cores are advanced into the subsurface. The macro core is lined with a disposable acetate liner to prevent cross contamination. The macro core is retrieved and the representative soil core is field screened. The macro core is fitted with a new liner and again advanced to a depth of 4-feet below surface grade. A 4-foot long, 1-inch diameter rod is attached to the top of the core and the macro core is advanced to a depth of 8-feet below surface grade. It is retrieved and the representative soil core from the 4- to 8-foot interval is field screened. The process is continued to the desired depth or until refusal.

    The hammer bits can penetrate asphalt and concrete but can not push through bedrock. The Geoprobe® also provides a time and cost effective procedure for collecting groundwater samples through temporary well points. Analytic results are available as soon as 24-hours after sampling, facilitating a speedy 72-hour turn around from the time of contract to preliminary results. Groundwater investigations via traditional permanent monitor wells are minimally 1-month undertakings.
